How much does Revit cost, and what changes the price

Revit costs $380 monthly or $3,005 annually in the US. Compare LT limits, Flex break-even points, bundles and the extra rights needed for cloud worksharing.

Revit costs $380 per month or $3,005 for a one-year subscription in the US; Autodesk's edition and price comparison lists a three-year term at $9,020 in three annual payments. Revit LT is $70 per month or $560 per year, but it leaves out worksharing and MEP modeling. I'd check those limits before choosing a payment term: a cheaper subscription is useful only if it supports the model you need to deliver.

These are commercial US list prices in US dollars for one named user. Use the store for your billing country and the checkout total to budget for tax, currency and any offer. The roughly $251/month headline on Autodesk's Revit page spreads an annual price across twelve months; the subscription billed monthly costs $380.

AEC Collection$460$3,675$11,030 total; three annual payments

Autodesk's comparison supplies the Revit, Revit LT and AEC Collection figures above. The official Autodesk catalogue lists the LT Suite at $680/year; the small-business buying options show $85/month. The suite combines Revit LT with AutoCAD LT; buying the bundle doesn't add the tools missing from Revit LT.

The AEC Collection buying page also lists $460 monthly, $3,675 annually and $11,030 for three years. Compare the products and term on the quote, especially when a reseller supplies it: an annualized monthly figure and a monthly subscription create different bills.

Rule out Revit LT when the project needs more

Revit LT suits architectural modeling and coordinated documentation in a single-user workflow. A door can still appear in a plan, elevation and schedule. The limitation appears when several people need to edit a workshared model, or when the work requires the full MEP toolsets.

The Revit 2027 Help comparison also excludes an API, in-product rendering and advanced collaboration from Revit LT. Check a required add-in before buying LT. Its lower price won't help if the office relies on a tool that needs the Revit API.

The annual difference is $2,445: $3,005 minus $560. That pays for capabilities, not extra seats. A solo architectural job can justify LT, but a required worksharing or MEP workflow rules it out even for a short project. Keep the required features in your Revit LT versus Revit comparison.

Cloud worksharing adds a separate subscription

Local worksharing and cloud co-authoring aren't the same purchase. Autodesk's Revit Cloud Worksharing requirements name both Revit and Forma Design Collaboration subscriptions. Users also need service access and the appropriate project invitation and folder permissions. Include that collaboration product in a cloud-team quote; a Revit subscription or the collection's document-management tools alone don't establish those rights.

Flex for occasional days, a subscription for regular use

Revit uses 10 Flex tokens per user for a chargeable day, estimated by Autodesk at $30 at the $3 token rate. Tokens expire 365 days after purchase. A token pool can serve several assigned users, but two people opening Revit each incur their own product charge.

A Flex day is a 24-hour usage period. Under Autodesk's Flex charging rules, reopening the product or using another version within that period doesn't add another daily charge. Close Revit when you're finished so it doesn't stay open into another chargeable period.

Two Revit users with separate 24-hour Flex periods and a 10-token charge for each; reopening within the first period adds no daily charge.
Reopening Revit within the same 24-hour usage period adds no daily charge. Another user starts a separate period and incurs their own 10-token charge.

The break-even figures below are calculations from the list prices and Autodesk's estimated token cost, for one person using Revit only:

UsageEstimated Flex consumption costComparison
12 chargeable periods within a month120 tokens; $360$20 below the $380 monthly subscription
13 chargeable periods within a month130 tokens; $390$10 above the monthly subscription
100 chargeable periods within a year1,000 tokens; $3,000$5 below the $3,005 annual subscription
101 chargeable periods within a year1,010 tokens; $3,030$25 above the annual subscription

I'd use Flex for scattered full-Revit work because unused subscription months otherwise add up. Once use reaches thirteen chargeable periods in one month, the monthly subscription is cheaper at these rates. For ongoing work, compare against the annual price too: twelve Flex days every month would cost an estimated $4,320 over a year.

Consumption cost and the amount paid upfront can differ. Check the token quantity offered at checkout, unused tokens and any other Autodesk products drawing from the pool. Buying more tokens doesn't extend the expiry of an older purchase.

Monthly versus annual: the eighth month changes the answer

Seven monthly payments at $380 total $2,660; eight total $3,040. The $3,005 annual subscription becomes cheaper at the eighth monthly payment. Twelve monthly payments total $4,560, so the annual term saves $1,555 if you need access throughout the year.

Seven Revit monthly payments total $2,660 and eight total $3,040, with the eighth invoice in orange, beside a $3,005 annual term for 12 months.
Eight monthly payments total $3,040. The annual term at $3,005 covers 12 months of access.

The three-year term is mainly a price-protection choice. Three annual terms at an unchanged $3,005 would total $9,015, which is $5 less than the listed three-year total. Autodesk's subscription buying terms say a three-year term protects the price for those three years and that annual payments apply. Choose it for a stable requirement and price certainty; it isn't an automatic discount against three annual renewals at today's price. This is a three-year commitment with annual bills. Under Autodesk's cancellation rules, turning off renewal leaves any remaining bills due.

Monthly access is the safer start when the job length is uncertain. Autodesk allows a change from monthly to a one-year or three-year term in Autodesk Account. Turn off automatic renewal if you intend to buy just one month.

Pay for a bundle when its second product replaces a real purchase

The AutoCAD Revit LT Suite costs $120 more per year than Revit LT alone, or $15 more by the month. It adds AutoCAD LT for 2D drafting while keeping Revit LT's edition limits. If the job requires full AutoCAD or full Revit, the LT Suite doesn't meet that requirement.

For full Revit and AutoCAD, Autodesk's AEC Collection price comparison lists the individual annual subscriptions at $3,005 and $2,095. Together they're $5,100; the $3,675 collection saves $1,425. Revit alone is $670 cheaper than the collection, so an unused bundle costs more than it saves.

The collection includes products such as Civil 3D and Navisworks Manage as well as Revit and AutoCAD. Match the quote to the tools each named user will use. If the uncertainty is whether you need AutoCAD at all, compare Revit with AutoCAD before buying both.

Education and trials have different limits

Autodesk's Education plan gives eligible, verified students and educators free one-year access, renewable while eligible. That access is for educational purposes. Student status doesn't make it a license for a paid architectural job; Autodesk excludes commercial, professional and other for-profit use.

The Revit trial provides a limited evaluation period, typically 30 days, and cannot be extended after it expires. If the trial required a payment method, turn off automatic renewal before it ends. Without a required payment method, the trial expires automatically. A paid subscription's refund window is a separate policy. To continue after a trial, buy a subscription or Flex access. Qualifying educational use offers a separate route to free Revit access.

Check the user, computer and cancellation terms before paying

A Revit subscription is assigned to a named user. Autodesk's installation and version rights allow installation on up to three computers, with that user using the software on one computer at a time. This isn't a three-person license. The subscription also provides access to the three previous releases listed in Autodesk Account.

Revit runs on Windows. Check Revit system requirements before committing to a subscription or a workstation. A Mac needs a supported Windows setup; choosing a bundle doesn't change Revit's operating-system requirements.

For purchases directly from Autodesk or through Cleverbridge on its behalf, the refund policy gives 15 days from purchase or renewal for a monthly subscription and 30 days for annual or three-year subscriptions. Reseller policies can differ. Turning off renewal and requesting a refund are separate actions.

Turning off renewal keeps the current subscription active until its expiry. Before that date, download the cloud documents you need: Autodesk says cloud-storage access may be lost after 30 days, with timing varying by product. Free viewers support viewing some local project files, not continued modeling. Once a subscription has completed shutoff and shows Canceled, renewed access requires a new purchase.

Autodesk Account Auto-renew On label beside its green on toggle, marked with detail callout 1.
In Autodesk Account, open the subscription's Renewal details and turn Auto-renew off to stop automatic renewal. The subscription stays active until its expiry; any remaining installment payments are still due.

Start with the required edition, then compare the expected access period against the calculations above. If the project must stay on an older release, check the available downloads and the setup and version guides before you place the order.
